Higher mortgage rates make pricing and prep matter even more

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That one number changes what buyers can afford, and it changes what sellers have to do to close.

At that rate, every dollar of price matters more than it did a year ago. Buyers are doing the math carefully. Sellers who price sharp and show well are the ones getting offers.

Where the market is moving slowly

Not every corner of Nashville is the same. The Real Estate Data Aggregator counted just 12 homes sold in ZIP 37201 in the three months ending July 31, 2026. The median days on market there was 159 days. That is a long wait.

The Real Estate Data Aggregator also counted 8.9 months of supply in 37201 for that same period. That is well above the level where buyers hold most of the cards.

For sellers in 37201, that means condition and price are not optional extras. They are the whole game. A home that needs work or sits above market value will wait a very long time.

For buyers, 159 days on market is a signal. A home that has been sitting awhile often comes with room to talk about terms, repairs or price.

ZIP 37203 tells a different story

The Real Estate Data Aggregator counted 85 homes sold in ZIP 37203 in the three months ending July 31, 2026. That was up 3.7% from the same months of 2025. The median sale price there rose 14.9% year over year to $632,000.

Still, the Real Estate Data Aggregator counted 13 months of supply in 37203 for that period, up 2.8 months from a year before. More inventory means buyers in that ZIP have choices too.

Where homes are moving faster

Some ZIPs are a different world. The Real Estate Data Aggregator counted 454 homes sold in ZIP 37064 in the three months ending July 31, 2026, up 4.4% from the year before. The median sale price there rose 7.6% to $995,000.

Median days on market in 37064 was just 52 days, and 33.5% of homes went under contract within two weeks of listing. That is a much tighter pace.

ZIP 37067 moved even faster. The Real Estate Data Aggregator showed a median of 47 days on market there, and 40.3% of homes went under contract within two weeks. The median sale price was $900,000, up 9.6% year over year.

Concessions are part of the picture across Nashville

Redfin reported on September 18, 2026 that about 7 in 10 homebuyers in Sun Belt markets including Nashville were getting concessions. That lines up with what slower ZIPs here are showing.

Redfin also reported that roughly 15% of buyers nationwide were getting both a seller concession and a price cut. That is not a sign of a broken market. It is what happens when rates are at 7.03% and buyers need a little help to make the numbers work.

A look across the ZIPs

The Real Estate Data Aggregator data for the three months ending July 31, 2026 shows a wide spread across this market. Months of supply ranged from 2.1 in ZIP 37121 all the way to 18.4 in ZIP 37219.

ZIP 37206 held steadier. The Real Estate Data Aggregator counted 166 homes sold there, up 9.2% year over year. Months of supply was 4.1, down slightly. The median sale price was $722,500, unchanged from the year before. Sales were moving, prices held.

ZIP 37214 also showed strength. The Real Estate Data Aggregator counted 32.4% of homes going under contract within two weeks. Median days on market was 54, down 7 days from a year ago. Median sale price rose 5.3% to $395,000.

What this means for you, right now

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year through the second quarter of 2026. Prices are not falling off a cliff. But they are not all moving the same direction either.

The National Association of Realtors put U.S. months of supply at 4.9 as of their September 24, 2026 reading. That is the highest in over ten years. More supply means buyers have more room to breathe, and sellers have to work harder to stand out.

For sellers, the honest truth is this: at 7.03%, buyers are stretched. A home that is priced right and shows clean will still sell. One that is not will sit.

For buyers, a home that has been on the market for 159 days is a conversation. You may have more room to ask for repairs, a price adjustment or help with closing costs.
