More sellers are giving buyers concessions across the Nashville area
Here is the one thing every Nashville homeowner and buyer should know heading into fall. Redfin reported on September 18, 2026 that about 7 in 10 homebuyers in Sun Belt markets including Nashville are getting concessions. That means closing cost help, repairs, rate buydowns, or some mix of all three. If you are buying, you may have more room to ask than you think. If you are selling, knowing where your ZIP code stands tells you how much you may need to give.
These numbers cover the three months ending July 31, 2026. Every local figure below comes from the Real Estate Data Aggregator.
Where supply is highest, buyers hold the most cards
Supply tells you who is in the driver's seat. The National Association of Realtors put the national months' supply at 4.9 months, the highest level in over ten years. Some Nashville ZIP codes are well above that.
ZIP 37219 had 18.4 months of supply, per the Real Estate Data Aggregator. Not a single home there sold above list price in this period. ZIP 37203 sat at 13 months of supply, up 2.8 months from a year before. Homes there sold at 96.8% of list price on average. Both of those figures point to real room for a buyer to negotiate.
ZIP 37208 had 10.9 months of supply, up 2.6 months year over year, per the Real Estate Data Aggregator. Homes sold at 96.7% of list price there. More choices for buyers, more competition for sellers.
Some ZIPs are tighter, and sellers feel it less
Not every part of Nashville reads the same way. Some ZIP codes have far less supply and homes are moving faster.
ZIP 37067 had 40.3% of homes go under contract within two weeks, per the Real Estate Data Aggregator. ZIP 37064 saw 33.5% do the same. Sellers in those areas face a different picture than sellers in 37219 or 37203.
ZIP 37214 sold at 98.6% of list price, and 32.4% of homes there went under contract within two weeks. Supply there was just 3.4 months. Concessions are still possible anywhere, but buyers there have less leverage to push hard.
The broader picture: more sellers, slower sales
Redfin reported on September 22, 2026 that August was the strongest buyer's market on record in the U.S., with 58% more home sellers than buyers. That national shift is showing up locally in the supply numbers above.
Redfin also reported on September 18, 2026 that roughly 15% of buyers nationally are getting a double discount: both a seller concession and a price cut. That is worth knowing before you write your next offer.
Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. At that rate, closing cost help from a seller can make a real difference in what a buyer pays each month.

In ZIP codes with more than 8 months of supply, like 37219, 37203, and 37208, pricing carefully from day one matters more than ever. Homes in 37201 sat on the market a median of 159 days, per the Real Estate Data Aggregator. That is a long time, and it usually means a price that did not match what buyers were willing to pay.
In tighter ZIP codes, like 37069 or 37064, sellers are in a better spot. But even there, the share of homes selling above list has slipped in some areas. ZIP 37069 saw that share fall 11.4 points year over year, per the Real Estate Data Aggregator.
What this means if you are buying
In ZIP codes with high supply, asking for closing cost help or a repair credit is a reasonable move. Sellers in 37203 have 361 homes competing for buyers. That is up 32.2% from a year ago, per the Real Estate Data Aggregator. More competition among sellers generally means more room to ask.
In tighter ZIP codes, go in prepared. ZIP 37067 had 40.3% of homes under contract within two weeks. A concession request there may cost you the home if another buyer is ready to move without one.
