One part of the market is still moving with steady demand

Freddie Mac put the 30-year fixed rate at 7.03% on September 24, 2026. That is real money on a monthly payment. Even so, not every part of this market is sitting still.

These numbers cover the three months ending July 31, 2026. That is the period behind every figure you see here.

ZIP 37069 stands out from the rest

The Real Estate Data Aggregator counted just 2.9 months of supply in ZIP 37069 for that period. That is the tightest reading in this market. Sellers, that means less competition on your street. Buyers, the better homes there are not waiting around.

The Real Estate Data Aggregator also shows supply in 37069 dropped 2.1 months from a year before. That tightening happened while rates climbed. That is worth paying attention to.

Nearly 1 in 4 homes went under contract fast

The Real Estate Data Aggregator found that 24.4% of homes in ZIP 37069 went under contract within two weeks of listing. That is not every home. But it is a real share moving quickly, even with rates where they are.

For sellers, that share points to real demand when pricing is right. For buyers, it means some homes will not wait for a second showing.

The Real Estate Data Aggregator counted 125 homes sold in ZIP 37069, up 62.3% from the same three months in 2025. Pending sales rose 22.3% too. The median sale price dipped a little, down 1.4% to $935,000. Prices did not collapse. Sales volume grew a lot.

How 37069 compares with the wider market

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. ZIP 37069 at 2.9 months is well below that. Some Nashville ZIP codes are far above it.

ZIP 37219 had 18.4 months of supply, per the Real Estate Data Aggregator. ZIP 37203 had 13 months. Those are very different conditions from 37069. This market is not one market right now. It is many.

Rates and concessions are shaping the wider picture

Freddie Mac reported the 15-year fixed rate at 6.42% on September 24, 2026. Redfin reported that 44.7% of U.S. home sales in August included a seller concession. Redfin also reported that about 7 in 10 homebuyers in Sun Belt markets including Nashville were getting concessions as of September 18, 2026.

That does not mean every Nashville seller is giving ground. The Real Estate Data Aggregator shows ZIP 37069 sellers getting 97.8% of list price on average. That is a modest discount, not a giveaway.

Where quick sales are happening across the market

ZIP 37067 led the market. The Real Estate Data Aggregator counted 40.3% of its homes going under contract within two weeks. ZIP 37064 was close behind at 33.5%. ZIP 37121 had none. Pricing and location still drive the difference.

  4. But demand in the right ZIP codes is real too.
  5. A well-priced home in a tight ZIP is not the same as the broader market.
