Primary market sales rose even with mortgage rates above 7%
Here is the one thing every homeowner in this market should know right now. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Rates that high usually slow things down. But they did not slow this market down. Demand is still showing up, and that changes what you can do.
The Real Estate Data Aggregator counted 6,250 homes sold across the Primary market in the three months ending July 31, 2026. That is up 5.2% from the same three months a year before. Nationally, the National Association of Realtors reported existing-home sales were up only 1.6% year-to-date through August 2026. This market is outpacing that.
Pending sales across the Primary market came in at 5,879, according to the Real Estate Data Aggregator. That is up 0.6% from a year ago. Compare that to Realtor.com, which reported national pending sales fell 4.1% year over year in September 2026. Buyers here are still moving, even at 7.28%.
Rates are real, and so is the gap between ZIP codes
Higher rates do make every dollar count more. Realtor.com reported that price cuts hit their highest September readings since 2018. That is a national signal worth watching. Here at home, some ZIP codes are feeling that pull more than others.
The Real Estate Data Aggregator shows 37203 carrying 13 months of supply. That is a lot of competition for sellers there. ZIP 37128 sits at just 3.3 months. Pricing and timing matter very differently in each of those places.
Where homes are selling quickest
Not every home sold fast, and it is worth being honest about that. Across most ZIP codes, median days on market ticked up from a year ago. Still, some areas are moving with real purpose.
The Real Estate Data Aggregator shows ZIP 37064 with a median of 52 days on market. The median sale price there was $995,000, up 7.6% from a year ago. That is a strong combination. ZIP 37862 sat at 83 days, and its median price dipped 2.2%. Slower markets ask for sharper pricing.
How prices look across the market
The Real Estate Data Aggregator shows ZIP 37027 with a median sale price of $1,310,000, up 15.4% from a year ago. ZIP 37042 sits at $299,900, unchanged from last year. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Several ZIP codes here are running well ahead of that national pace.
ZIP codes where sales jumped the most
A few areas saw a real surge in homes sold. The Real Estate Data Aggregator counted 324 homes sold in ZIP 37129, up 36.7% from a year ago. ZIP 37876 saw 201 sales, up 35.8%. ZIP 37738 recorded 121 sales, up 30.1%. Those are meaningful moves, even with rates above 7%.
What the sale-to-list ratio tells you
The sale-to-list ratio is a plain way to see how much bargaining power buyers have. A number close to 100% means sellers are holding firm. The Real Estate Data Aggregator shows ZIP 37129 at 99.4%, the highest in the market. ZIP 37738 sits at 95.7%, the lowest. That gap matters when you are setting a price or writing an offer.

The national picture, and what it means here
Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest in over ten years. Realtor.com reported active listings were up 6.3% nationally from a year ago. Here, the Real Estate Data Aggregator shows the Primary market with 9,613 homes for sale, up just 2.7%. More supply nationally, but this market is not flooded.
